Free bathroom

Hi everyone,

I have a perspective tenant that is offering to install a bathroom in the basement of one of my houses for free. The house in question has 3 + 2 bedrooms, but only one bathroom. An extra bathroom would certainly be a huge bonus for me, but I don't want to get too excited about it just yet. He claims to be in construction, and already has "free" materials available. I know the job would require breaking the concrete floor, electrical, plumbing and various other large tasks. Before moving forward, I want to have my eyes wide open, and of course, if I choose to go down this road, the perspective tenant would have to qualify just like anyone else. I know that people do these sorts of jobs in their personal homes without any sort of permits or inspections, but my personality would insist on having them. If he is on the up & up, he should not be opposed to proper diligence on my part. If not, he would more than likely back off.

My questions are:

1) has anyone had a similar offer, and how did you handle it?

2) what are the pitfalls involved with this plan?

Do not do it

Pitfalls include liability issues including but not limited to damage to property, injury (or claimed) injury of tenant.
 
I second Adam's comment, don't do it. Why would a tenant give you a free $6000 bathroom?



Most tenants do sub standard work, and in 90% of tenant work, it needs to redone.
