Currently REIN ranks Hamilton as #2 of the top 10 Ontario towns to invest in.

Here`s something else coming to Hamilton in the way of an athletic venue - a world class velodrome.

With the economy they have, with the tenant laws in Ontario, with the latest Human Rights report..Hamilton would be one of the places people should avoid.

A little vague don`t you think? Are you referring to the Policy on Human Rights and Rental Housing? Maybe you could share with us more detailed information. Share with us your reasoning and thoughts on the subject. Ed is referring to one of the Top 10 towns in Ontario, so it`s a little hard to avoid Ontario laws.

Yes a typical knee jerk reaction not with out bias but based on what?

I am speaking about my experience with 3 cashflowing properties in Hamilton, the ones I`ve had over a year are up in value over 5% in what is viewed as an underperforming economy, plus a growing population and workforce, no problem finding tenants, and a plethora of research indicating a strong future and an EDO that over performs and is extremely pro-active.

Perhaps if you stated your first hand experience and the research you are referring to specifically your statement could be better quantified?

Thank you for this news! Healthy, wealthy and wise, that`s how I see this city in the near future. I am in the process of buying my first investment property - 20 unit appt building. I`ve chosen Hamilton even before I found that it was 5th in Ontario, just coud not decide on the property at that time. And now it`s 2nd. REIN helped me with my final decision to buy multi-unit. Will be looking for a good designer and landscaper to make the units and the property a better place.

Would you mind sharing just the annual rent to asking price ratio of the property you are in the process of buying?
Is it around 12% or 15%? I`m curious as I noticed only in worse areas of town ratios start to be really good.
Good luck - it`s rare that the FIRST investment property is a 20-plex! Interesting. (unless you co-invest with others)

Sure, 144k gross 800k sale price. The building and common areas are in good condition, the units need makeover. The rest - the more you work the luckier you are, boring ;).
Yes, it`s downtown Hamilton, so what. We live in Ronsi village in Toronto, but we see strange characters every day here. I hardly saw one in my several visits to Hamilton. Loved King st retail area. www.investinhamilton.ca/financial-incentive-programs might be of help for investors.
My son and I will manage until ready to be passed to PM.
We know, it won`t be too boring at first.
