Has anyone heard of condo boards charging fees/deposits for absentee landlords?

Hello,

I`ve just received a call from my property manager in Edmonton (I live in Ottawa) telling me that the woman who runs the condo board for a complex in which I own two townhouse condos is asking for the following payments: $50/condo fee for being an absentee landlord; and a deposit equivalent to one month`s rent for each condo. I`m not entirely sure what the latter charge is for since I have received nothing in writing from this woman, nor have I spoken with her directly.

I have never heard of such fees, nor have several of my Ontario colleagues who also buy condos in Edmonton. My questions are: 1. Are these fees legitimate? 2. Has anyone else heard of such fees? 3. Should there be some mention of such charges in the condo board documents? 4. Can a condo board simply levy fees like these at will, as it were?

This would mean writing a cheque for roughly $2600 so it`s a fair chunk of change, hence my digging into the legitimacy of these fees. Any help or suggestions you could provide would be much appreciated.

there are many buildings in fort mc doing it
the board can ask for what ever they want really, if it is approved by the elected board

the idea behind it is that renters- esp renters that are construction types- have multiple people living in units, and cause damage, track in more dirt to common areas disreagrd rules such as no smoking in common areas more than live in tenants

i have heard of the condo board reviewing applicants to rent out the unit as well
in alberta the rents are going up and owner tenants are trying to keep thier buldings from being a rooming house with units holding multiple guys
in the bulding i live in there is one unit i know of - 2 bedroom unit with at least 4 construction workers living in it
they smoke in the halls - have yet to "catch one"
they track more dirt in so we have to have the halls cleaned 3 times a week instead of one etc....


i makes it harder for folks like us
i think it is important to talk to the board, find out thier concerns and try to come up with a senario that is benf. to both parties
