Hello, I need a bit of help understanding my insurance options. I searched on here and found a few recommendations, HUB, another that i forget now but when i called them they said I had to be a REIN member (I am not yet), and Co-op were all highly recommended. I called Co-op and they tell me that I am not covered for any damages caused by the tenant, or loss of income if it is due to the tenant. I would need to sue them to get this covered. Basically I am covered if the building burns down due to something other than the tenant being negligent and that`s it. Is that normal? The first time I talked to them they made it seem that I would be covered for loss of income up to 24 months and did not tell me about any stipulations on that. I`m looking to cover myself as best as possible and I will make a call in to HUB tomorrow to check their coverage as well.
The manager at the branch I called mentioned about six times that `we are always hesitant in that area of town` as I have invested in an area historically thought of as rough that is currently the city`s priority for revitalization. Any advice is appreciated. Thanks.
