Hi,

Just curious to know what the experienced investors prefer - to rent the how water tank following the purchase of a new property or buy it in order to avoid the monthly rent?

THANKS.

I have properties with rental water heaters and properties with owned water heaters. I don`t mind the rental fees. Service is better that way. In all cases I have simply kept what was there when I purchased it, whichever kind it was. The $11-$15 monthly cost is minimal really in the wider scheme of things. I`ve heard arguments both ways. When my last owned heater died, we had reliance come and put in a rental. Whichever you prefer. Sorry, not much help there.

don`t rent what you use often and costs little .. like your shoes, your furniture or your lawnmower !

with lease rates around 23 - 30%/year you can do better BUYING !

If you can`t afford $1000 for a hot water tank .. don`t buy real estate !
