Hi everyone,
As many of you are already aware, I recently bought the Hamilton franchise for Propertyguys.com . Well, with this new business it gives me access to many new listings directly from the private seller. I just listed a house on our website (listing # 215364 ) that I know for a fact the owner is desperate to sell immediately. It is a nice raised bungalow that needs some "cosmetic" repairs, but otherwise looks in great shape. He is totally open to selling it for what is owing on his mortgages (app. $255,000 and $10,000 cash to him ). This home is worth at least $290,000 ( and definitely more with some minor repairs) I am so swamped with my new business , otherwise I would consider following up with this deal......I told the owner that I would pass on his scenerio to other investors, so check it out and see if this is a property that could fit your portfolio. Just a reminder *** if would be a good idea to put the propertyguys.com app on your phone , so you can be checking properties on a regular basis....you can even set-up a search on the website, so that as new properties are listed in the areas and prices you want, you will get notification !!
