How is property value affected by the Hwy 1 and 200 Street Interchange in Langley BC

Hi all, I am a new member of REIN. My first rental property purchased in 2008 (dread!), is a condo at 202 Street and 89 Ave Walnut Grove, Langley. They are building a major interchange and the Park & Ride is being built so close (88 Ave and 202 St). My unit faces the highway and is already fairly noisy when the patio door is opened. If anyone is familiar with this area, I have a couple concerns: Do you think this close proximity will hurt or improve my condo value? and Do you think this project will put noise control in place or would you suspect it will be even worse than before? I live in Alberta and bought this unit on spec before I even knew about REIN. Any insight from those familiar with this area would be greatly appreciated. Lori

Are you in the Grove? The interchange has been built just to the east of it. I don't think that the noise from the highway will change as a result of the interchange. They have built two new off ramps form the #1 since you bought in 08. 192 and now 202. I think that they are trying to lessen the flow of traffic across the 200 street overpass which may lessen the flow of traffic by your place, although it is a very busy road to begin with.



As for the location of the new park and ride, 5 min. walk from your place, I think that it will only help the value of your condo.

You seem very knowledgeable about that area. I just received notice from my Tenant today and am now needing the services of someone to place a new tenant for me since I am in Edmonton. I have been really fortunate up to know and previous tenants have found me replacements. However, this time I need to hire someone. Would you have a recommendation of someone who is efficient and reasonable? If my tenant is good I will go back to self managing the monthly goings on.
