how much for rent

Just wondering if anyone would have an idea how much a fair price for rent would be for a particular home. It`s a 1200 sf 3 level split in very nice condition located in the south west community of Evergreen. It`s located in close proximity to 4 different schools as well as a c train station. it does have a double detatched garage, however we would be renting that out separately. Any suggestions would be appreciated. Thanks so much.

Hi Mark,

you can try to use http://www.rentometer.com/ca for a starting spot, but you`ll find the radius is large enough that it`s not too accurate.

Your best bet is to check the rental boards and see what comparable homes in the area are renting for.

assuming Calgary .. $1250 to maybe $1600 depending on upgrades, yard, view, noise ..

Comparables in the area are the determining factor.
Check them out by calling the landlords, find out what they are offering and visit a few as a potential renter to get a feel for the market.
 
I would think a house in Evergreen is fairly new and probably in pretty good shape. I would check out www.Rentfaster.com and www.Rentspot.com for comparable rents.

I would think a whole house would rent for at least $1700 plus utilities.

if you can get it .. much harder to rent above $1400 and get reliable tenants .. not impossible of course .. but MUCH harder in the current economic climate !!
