how to evict this tenant?

Dear Experts:



I have one tenant in my student rooming house (Toronto, York University Village, 90% houses in the village are student rental house ), didn't pay for this month.



He just told me he has no money, and he don't want to move, he even told me this is his house... He also has big argument with other tenants.. which most of people think he might has mental issue.



I want to start eviction process, but wander if this will get myself trouble because of rooming house. My house is in very good condition and less room.. and all tenants are friendly and considerate except for him.



Can anyone give me some idea about how to get him out of the house? thanks

Know your business, or hire someone that does.



You, or someone you hire, need to know the process of eviction. It is part of the business of real estate ownership. It happens, and will continue to happen until you sell this asset. Most provinces, even socialist Ontario, allows eviction on assault, and certainly on non-payment of rent. File the appropriate paperwork and get rid of him ASAP.



The zoning department is not involved in tenant dispute issue, so don't worry about this for this tenant. I assume you have a lease for this fellow ?



Let's assume your house is worth $420,000 and thus, each of the six rented rooms is worth $70,000. Why give away the $70,000 room for free? You have to know how to manage and protect it. Would you hand out keys to your new luxury BMW for $70,000 to anyone and let them drive for free ?

Put an ad on kijiji, re-rent. Rest.

Repeat as needed - an integral part of this business as mentioned.
