How to pull title in Ontario?

Hi folks -

My wife and I recently bought a duplex in Ottawa, and we`d like to continue to buy in that particular area of the city. Yesterday I scouted one street, writing down the street numbers of properties that look promising. Now I`d like to contact the owners directly to ask if they`re interested in selling.

I`ve used the MPAC (Municipal Property Assessment Corporation) website to get basic details on the properties, like most recent assessment, number of units, square footage, etc.

Is there a way of finding out the name/address of the property owners, aside from knocking on doors? I`ve heard the term "pulling title" before, and am wondering if that`s how I can get owner names/addresses.

Locate the local property registry office and take a visit. In addition to registered name of owner you will also see when it was purchased and how much they paid.

If memory serves me correctly I believe there is a $10 fee per property search.

I would probably just knock on tenants doors to get management/owner contact info and once I had a potential interested seller I would then pull the registry to get details.

Alex, re. your question: I guess you would use that service if you`re searching for info on properties outside of your municipality. If the properties are in your municipality, you can get up to 25 free property assessment reports online by registering with MPAC. Each report gives the most recent assessed value of the property, how many units, total # of bedrooms, etc. It`s a pretty useful service.

I have used MPAC site with some great success. Saves a trip to the registry office, although it does not tell you owner is it does provide you with some excellent details...
 
City Hall (Clerks Department?) will give you the names and mailing addresses of owners. All in an MPAC binder - which you are not allowed to remove or purchase or attain direct from MPAC.

Binder has this key info - especially if you are looking in a predominantly multi-residential area.
