Something we have encountered in our rooftop snow clearing contracts is the fact that tenants do not seem to manage the roof over their head on a timely basis. Ice damming and other roof related Winter issues come at the last minute, when leaks appear, paint starts peeling, drywall gets soft, and so on.

To all the investors out there, If you find out the attic in your rental property is:

1) not insulated properly,

2) not ventilated properly through the soffits,

3) not covered with a good quality roof, including good underlay, good shingles and so on,

rest assured you will get phone calls from your tenants at the wrong time and it is going to cost.

So true. What I have encountered is many home owners do not know how to manage a roof. I was in a subdivision in the fall where the houses there go for around 700-800k and I see a roofer installing new shingles on top of the original, curled shingles... these roofers were not tied in either... either the roofers duping the owners or the owners are getting what they're paying for and have no idea what the right thing to do is.



A few months ago I purchased a house with a flat roof over the garage and the membrane was NOT sealed. All the plywood below was like a sponge as its was soaked and rotted. In the end we negotiated a reno credit and threw on a new roof with a slope since flat roofs are a pain. Cost a bit more $$ but this is a long term hold so that's part of the business.
