Inherit the bad tenant

I am just about to close a property where one of the tenants is delinquent and has been delinquent over some time. The process and forms to have this ternant evicted have been served, but this tenant may be there by the time we take possession(closing) of the property. The question is ...As a new landlord does this tenant get a reprieve(do I need to start the eviction proceedings all over again), or do I just continue where the previous landlord left?

should have mentioned that the property is in Ontario.
