Is more than one realtor adviseable?

I have not bought a property before. I am wondering if it is normal to deal with only one realtor or if more than one is adviseable. Are there any relevant problem areas that I should know about regarding dealing with just one, or dealing with 2-3? Thanks
 
Personally, I would interview several realtors and then commit to the realtor you're most comfortable with and that you are confident will meet your expectations. The better you are at communicating your goals and target properties, the better the realtor will have to perform.



The problem with dealing with several realtors, is that you will probably get the same commitment back from them.

Rob has hit the nail on the head here. Why should a realtor work for you if you aren't loyal to them?
 
You want to make sure the realtor you are dealing with is knowledgeable in the area you are looking to purchase. You should have multiple realtors if you are looking in multiple cities but only use one if you are looking in one area. For example you would only need one realtor if you are looking in Vancouver but that realtor probably wouldn't be much use to you in Surrey.



Do not use more than one Realtor in one city. If you are looking at purchasing a residential property, all realtors have access to the exact same information and you will only get yourself into trouble, not to mention a lot of confusion, by using more than one realtor. They work really hard for their money and feel taken for granted by clients who are playing the field. If you are loyal to them, they will be loyal to you. If that realtor isn't working out, fire them and find someone new that you like and trust.
 
Realtors that are geographic specialist are gold!



I've known a realtor that has worked, bought or sold almost every house in a neighborhood called The Beaches in Toronto in the last 25 years. She knows everything and everyone. I have no problem signing exclusive with her for that area.

Would I use her for a neighborhood in the other end of the city - NO. And she wouldn't even go out of her area of expertise and would recommend somebody else. Why, because she knows where she can provide the most value and will stay there.

So the question for me is: Who is going to provide most value for a particular purchase in a particular neighborhood? If they consistently perform than they deserve your business.

I am not sure what loyalty has to do with seeking experts in a business transaction that has the potential to ruin lives.
 
I'll chime in and add that I'm ok with people using more than one Realtor if you tell both agents what you're doing. Different agents for different areas or properties can be ok, but you've gotta be clear about when you're tied up in a deal so the other agent doesn't waste time finding stuff you can't close on. On the other hand, we all can get busy suddenly and not realize we've left someone hanging. It can happen to the best of us.

That's precisely why you need someone you can trust and is loyal to your best interests. If you are using a realtor for a 'one time only' transaction you're likely going to get the same approach back from them.
