Joint Ventures can be a good investing strategy if done correctly. However they are also fraught with many landmines that must be addressed before an agreement is ever created.
REIN Members have been investing using JV`s for years. Those that have followed a proven system have done very well, those who went into it casually have not.
One of the biggest mistakes that we have seen be made in JV`s is the partnering of people with similar talents or resources.
2nd biggest mistake is not designing the `divorce` in advance. What happens if one party doesn`t perform their agreed upon duties. (i.e cash calls, under-estimating repairs, inability to sell the property in a cold market etc).
It is a good place to start. ESPECIALLY if you are doing re-habs and flips as there are a lot more landmines in that area of speculation than in other forms of real estate investing.
