Kitimat, BC

I've been reading stuff about Kitimat, BC potential. Any views at this time? Is it worth buying there based on potential we all been hearing recently? It didn't even made it to REIN's top 10 places to invest in BC. Any advice?

A small cold, rainy town in the middle of nowhere that may or may not get a harbour expansion and new pipeline. High risk if it doesn't happen, but worthy some land play with no tenant or management headaches.
