Lease Breaking in Alberta

Hi Folks,



Was wondering if you could provide any advice or share your own past experiences with tenants who have broken their lease. I've just encountered a situation recently where a tenant abandoned one of my suites, and she had nearly 6 more months left on her lease. To top it off, she left my suite in the last 2 days with quite a bit of damage.



How easy/difficult is it to go after people in these situations? (Has anyone had experience sending a collections agency after tenants like this....even sending collections agencies after tenants who have failed to pay rent?)

keep the security deposit .. and collecting is easy in principle (if you know the new address) and very hard in practice due to lack of assets !!



Consider taking credit card, then it is easier to enforce taking damages and skipped months' rent !
