Looking for Property Manager in Kamloops BC

Hi, wondering if anyone has any recommendations for a property manager in Kamloops BC. Getting possession of an up/down suite house at the end of Dec. I have made quite a few calls and have a couple of options to choose from. But I am from out of town and am looking for any experiences, good or bad, with any of the PM's that other investors have worked with. My realtor has some of his own properties, but self manages and doesn't have any recommendations.

Hi Brad,
I used Gateway for years. They're full service and do a good job keeping properties rented. The only issue is their main rental manager, Phil, and his assistant, Cindy are over worked. They manage way too many places. This caused delays in repairs and responses to tenants and owners. I've since moved on to a local lady that does this on the side. I'd pass on her info but she's at her limit now. Another option is Columbia PM but I have no experience with them.

Thank you for the reply. Those are the exact 2 PM's I have narrowed it down too, so I appreciate the comment about being overworked, I will have to consider that.

Do you find better service/fee's with someone doing it on the side?

I find most of the fees are about the same, but some of the companies charge extra for regular inspections. Is that standard out there? Or something specific to Kamloops? For 10%, I'm pretty disappointed that it doesn't include regular inspections.
