We have owned a 12-unit, 3-storey walkup in Central McDougal area for about 2.5 years. It has appreciated from our $47K/door purchase but the area is still a challenge in terms of tenants and management. I am currently with Ayre & Oxford but after updates (repositioning) of the units we are still getting "bad debts" and high maintenance cost to repair suites. Plus, I feel we are paying excessive fees in terms of an onsite mgr and A&O`s fees (with ad costs, etc.) totalling approx. $1,500/mo on an $8,400/mo rental base (17%). 12-units are an odd sizing and difficult to attract good management. I would like to pull 3 other estimates to compare. Can anyone recommend a good apartment mgr for Central McDougal. Thanks in Advance. Chris
