Multi unit property cap rates in Toronto - What is the range?

Hi...I am new to this forum. I am looking for advice from the experienced investors as to what the range of the Cap Rate is in the Toronto Area? What should I look at being a good rate. What should I look for as some of the common high cost maintenance for generally the older multi-unit bldgs in the Toronto area. Many Thanks for your valuable contribution.
 
5% + /- a far bit depending on level of deferred maintenance, location, connection to reality of realtor's pro-forma, et.c.



Potential high costs - Tons:

Balconies

Grading

Driveways

Parking lots

Windows

Foundations

Roof

S/F/E

Boiler

Shifting of buildings / cracking of materials
