Neighbor`s building is on my property

Hi, I bought a commercial building a few years ago and didn`t get a survey, I just got title insurance. I recently did a property survey to erect a fence. The surveyors noticed that my neighbor`s commerical building in on my property by almost 1". His building length is 100` along the property line. I called my lawyer about this matter and was advised that there is nothing I can do about it.

Does anyone know if this is true?
