New To REIN and looking for a Mentor/ JV Partner

Hi,



I am new to REIN however not a full fledge member yet. Through my research I stumbled across this company and I am impressed from what I seen and heard so far.



I have aspirations of becoming a successful real estate investor like many of you one day. I am currently trying to learn everything I can about real estate investing, and have decided on 2 strategies that I will use in the beginning. They are buy and hold and flipping.



These 2 strategies align with my goals of creating passive cash flow and generating immediate cash through flips that I think everyone can appreciate.



I am looking for a mentor because this is a new realm for me and I want to start strong. I never purchased a house or any type of property for that matter, so I would consider myself a novice in real estate but not investing and creating wealth overall. I been on this journey for a few years now and am ready to take the next step.



In addition, to a mentor, I am also in search for a JV equity partner(s) with high integrity and knowledge that is willing to give me a chance. I do not have the funds to start on my own so I am very flexible and am willing to have any deal structured mostly in the partners favor. My main concern is breaking into real estate investing and building a strong and growing portfolio that will provide cash flow for years to come. Properties that are of high interest to me are multi-family homes such as (duplexes, triplex, and fourplexes) and apartment buildings. Like I said earlier, I do not have the initial funds. I qualify for 170k mortgage right now as well. I am looking for a mortgage qualifier and equity investors willing to come together to get a high cash flowing property.



My brother is a licensed plumber and I am also very handy. I was a 2nd year apprentice electrician before I decided to change my career to finance and work at the bank. Me and my brother have been around reno's for a long time and understand how to add value to any project.

Success is where desire meets ability.



You appear to have desire. That is a good start: being motivated.



Now work on ability. Ability to make money for yourself first. Ability to get promoted in a job. Ability to hold a steady job for a while, with progressive pay. Ability to finish a degree (or a sizable project or similar difficult tasks). Ability to sell. Ability to write and speak very well. Ability to get stuff done in good quality, fast. Ability to relate well to others. Ability to motivate others.



Specifically for real estate, start by investing your own money first to prove a point before you ask others to fund your dream. So, if you have skills, alone or with your brother, then borrow some money from a bank or a relative who knows you well and get an old fixer upper house, or better three, done and sold for a sizable profit.



Once you are able to show a modest track record others will invest with you to fund their dream. (Think win/win)



Like juggling, flying an airplane, becoming a dentist or playing the piano. It takes a few years to learn and many more to do it well. Just buying you a piano or a dentist practice or an airplane does not guarantee you will play it well, can work on folks' teeth or fly it well. Ditto in real estate.



Get a well paying job, make some serious money, then buy real estate for yourself, then invite others to join you. More thoughts on these life skills & how to get started (assuming you have cash) is on my blog (or upcoming book this summer)
