No Money Down Lender?

Does anyone know of a good/reputable lender that will lend for investment properties for zero down (or close to it)? I don't have 20% to lay down and I'm hoping to avoid using a JV partner if I can. If I can show that a property will cash flow, I don't see why it is so hard to find seed money at a decent rate..... Also, what rate can I expect to pay? Any thoughts would be appreciated. Thanks.

What is your collateral and special expertise ? Why would someone do that ?

The most viable way to do zero down is through a JV partnership. You don't want to do that, so your options are limited.



Some private lenders will do it for you. I know one here in Winnipeg, but you will be paying 10 to 12% interest. Do that for a year, or two max and then refinance with a bank. Hopefully.
