Ontario Multi-plex? Am I looking in the right places?

Some questions for the seasoned investors:

If you wanted a multi-family property (6-15 units) in Ontario, where would you start looking? How would you conduct your search? I`ve ID`d the regions/towns I am interested in but there are rarely any properties on the market as far as I can tell. Am I missing something?

1) What percentage of smaller (<15 units) multi-family homes are listed/sold on ICX?

2) Is loopnet.com worth the fee?

3) Where do you look for properties for sale? Favorite websites, publications, sources?

4) Recommendations for real estate agents who specialize in multi-family properties?

Your guidance would be appreciated!

I would start with taking a look at the top ten towns to invest in. Then I would decide which town I want to invest in. And then start identifying a real estate agent to build a business relationship with.
