Ottawa - HELP

Here's an example of what is taking place in Ottawa. I could show many examples like this one, as the last few months it`s the same story over and over. I`m not saying this property was the be all but it`s none stop action here with prices continually climbing

I'm finding it very difficult just starting out to compete against what seems to be very aggressive investors and realtors. I`m trying to start a JV with my close family to get started and wanting to show the properties and numbers with returns etc but never even get a chance. How do I sell them on something I can`t narrow in on.



Any sophisticated investors want to comment on how you compete in a market that places are selling like hot cakes. I feel like you don't have time to react you have to just act.

Speaking for myself, if I need to 'rush' in order to invest, it's time for me to seek greener pastures.



I've found in my limited experience that the best time to buy is when nobody else is interested. Vice versa. Good luck!

Hi Michael!



I am not currently a sophisticated investor as of yet!! However, I am in the same position as yourself. I have been watching the forum for 3 months now learning as much as I can. I currently do not have the capital needed to invest in the areas I would prefer. I looked at one house in Barrie ontario. However, It sold so quick I didn't even know it was sold when I drove down to Barrie to take a look! I can find homes but they never meet my preference of price within my system I'm concentrating on.

Because of this, I have started looking in less "aggressive" areas that can produce great cash flow that have significantly less capital requirements. These areas I have found to be good are London, or Sarnia Ontario.
