Playground Liability

I have just purchased a twelve-plex, all three bedroom units and as a result there are 20 young children between the ages of one and eleven. I would like to do something for them and I was considering one of those playgrounds, with the slide swings a fort at the top ans a few other activities included. My issue is liability! I don`t want to be one of those people that won`t do anything because the fear of liability always stops everything. I would think that I may have to pay a few buck extra in insurance premiums but it would be worth it in my view to give something extra that may have an appealing benefit for new tenants as well. I would appreciate any input or experiences anyone can share with us on this topic. Thanks in advance.

I dont have much experience here, so I will just write my "What I would do"list!


1. Contacting my insurance broker and ask him what could be done/happens and how to prevent that.
2. When talking to my lawyer adding this to the topic, too
3. After buying, but before it gets delivered announce it to the 12 units as a new feature and add the points discussed and advised from 1. and 2., opening hours, April 1st til November 1st aso.
4. add huge sign "no liability" and "just for kids of Building XYZ"
5. if you have a janitor, let him check the playground in the spring/summer months for sharp edges, liter aso.
6. Ask for the tenants help if they see something what needs to be fixed
7. Add clause in new rental agreement regards liability

As I said, just my brain storming before going to bed.
