The seller on the Qualicum Beach property has agreed to finance the property but wants a $160,000 down payment. So I am looking for a JV partner with a minimum $40,000 investments
To consider a traditional mortgage the bank needs 3 years of financial statements which the seller doesn't have . I have one investor already on board and ready to go!!!!!
Remortgage couldn't happen until I have kept 3 years of statements. The JV partner doesn't have to qualify for the mortgage, (the good news) however, monthly income before 3 years will depend on the plans I have to increase cash flow. (The $1600/month cash flow will be put into a seperate account for contingencies and divided 50/50 as personal needs arise.) I have a full inspection report and have contracted with a local management company owned by a prominent REIN member. I have enough money to cover closing costs and unexpected future expenses. I believe a 50/50 split is appropriate.
