R2 ZONING IN CALGARY -

The listings for some houses on MLS in Calgary say they are zoned R2 even though the lot width is less than 15 meters wide. My understanding is that R2 zoning only applies if the lot is 15m wide or more.
1.What does it mean legally when a house is zoned R2 but the lot is less than 15m wide?
2. If a house is zoned R2 and the lot is more than 15m wide, does that mean that a secondary suite
is legal?

1. A common misunderstanding occurs with properties designated R-2. In order for two suites to exist within the same structure, the R-2 rules state that the property must have a minimum 15 metre frontage AND
a minimum 466 square metres of lot area.
This would mean, that in your example those R-2 zoned properties are not legally allowed to have a secondary suite.

2. If it is zoned R-2, and meets the frontage and size requirements, then the property must also have an approved and released Development Permit allowing for a second dwelling unit.It also has to conform with building and safety standards from the Alberta Building Code.
