Hi, I am currently renting a 2 bedroom apartment for $1000/month. Now, I`m starting to think a house would be better for me in terms of lifestyle (wanting a dog) and also wallet. My question is (of course) regarding my wallet. Say I rent a 4 bedrooms apartment for $1300/month. Can I, as a lessee, rent out other bedrooms that I am not using to others? I would be the only person signed to the lease and making the final cheque to the owner every month, but can I legally get other people to come live in the house and they pay me rent? Essentially, it would be like me being the owner of the property except I don`t own it.

I think I am overthinking this. To simplify, I rent a house. There are spare rooms, so I rent those out and split the rent. Do I need permission from the owner of the property for anything involving roommates moving in/out as the only person signed to the lease? Or do the owner just care about the rent being paid?

note: i never rented a house before, so I`m clueless.
 
The answers to your questions may depend on what Provence you are living in. You must understand it places the landlord at a very high risk when individuals live in there property that are not on the lease. Most LLs would never agree to allow it.
As a landlord I can not see any situation where someone would rent to one person and be OK with that person bringing in additional renters. The additional ware on the home would be increased at the owners expense. You would need to discuss the matter with your landlord and if agreeable they may allow it but unlikely. If the landlord were agreeable there would likely be a higher rent charged to you for the additional people. The landlord would also want to screen and approve any new tenant you bring in.
In Ontario it can be prevented by the landlord applying to the LTB to evict those not on the lease.
It could also result in you being evicted if done without the LLs approval.
