Renting furnished Attached-Villa to Executives

Hello, All. I have a friend who is wanting me to rent her attached villa and manage it. It is quite new (approx. 3 yrs old) and is decorated very nicely with modern furniture. I am wondering if anyone has experience renting out this type of property and what they can tell me about it.

1. Are many furnished properties like this very popular quite a distance from downtown (i.e. the property is in Evergreen). If so, how much does distance decrease rent?
2. What could one ask for rent for a place like this? (see property description below)
3. Are these typically paid for through an employer who has transferred an employee? If so, where would one obtain contacts to get this rented out?
4. Alternatively, can one easily find a tenant through rental websites? If so, which are the best websites?
5. Are utilities, cable, internet, phone, cleaning services usually included in the rent or can it be arranged that the tenant applies for, and pays for their own services?
6. What are the minimum lease terms?

The property is located in Evergreen:

2.5 baths (including master ensuite)

gas fireplace
hardwood
black appliances
dark ash kitchen cabinets/railing
double attached garage
back deck
fenced/landscaped yard
