Roofing Contractor suggested replacing just half the roof

Hi,
A roofing Contractor I contacted suggested a new shingles roof for just half the roof of an investment property. He said it will cost $3,800 just to do half the roof and that the other half is in a better condition. should I ask him to replace the entire roof or does it actually make sense what he suggests?
Also, is the price reasonable for half the roof of a 1600 sq. ft. triplex? THANKS.

ps. The insurance company requires that a roofing contractor be consulted to assess the situation plus I know a portion of the roof is really near its end

Does one part of the roof get more exposure to weather? It could be that part of it really is in better shape that the other. How much life does he feel is left in the part of the roof you are not doing? Would he warrenty the part of the roof he is not fixing for the life he says is still there? I would get a second estimate (maybe even a third). Many roofers will not do a partial roof or a repair for financial reasons (theirs not yours) so keep that in mind when you talk to them.
 
In my opinion if you trust your contractor and you find one that actually suggests
that there is work that does not need to be done I would hold on to him as long as I can.
Most contractors will try to talk you into unnecessary work just to make more money.
This guys honesty is costing him money so again if you trust him take his advice.

Also, if I`m not mistaken in Ontario I was told that it is better to do 1/2 of the roof at a time as it is then considered to be a necessary `repair` (for write off expences), as opposed to a capital improvement, which is not necessarily considered a repair expence. Regards Chris Cameron
