I have secured a property in 108 Mile Ranch, BC with a pre-qualified buyer that is highly motivated to purchase it with a lease-to-own agreement. The investment is secured for $38,000 below assessed value and provides an estimated monthly cash flow of $439.67 (based on 35yr amort with 80% LTV @ 4.75%). I am seeking an investor who can qualify for financing and purchase the property by assignment. I will sign a lease-to-own agreement with the investor and provide a monthly rent of $2,700 for up to 24 months. The investor will also receive a $15,000 deposit to secure the Option contract and has 100% ownership of the property until the Option is exercised. The estimated annual ROI is 24% per year for the investor.
