Currently seeking a partner to invest into an industrial property in the Vernon area in the next 12 months. Ideally a vacant site to be developed, but receptive to improvement of an existing site with upside potential. Best case scenario we build a multiple unit industrial development and lease all units. This could be done all at once or phased.
My side brings an anchor tenant willing to sign a substantial 5+ year lease, development/construction expertise to construct/improve the property, local network of highly skilled professionals, property management and considerable investment experience.
Ideal partner will look to take a passive role and put up initial equity requirement. All depending on the project/site, but an expected minimum equity contribution of $500K. This is an ideal situation for multiple investors to pool resources for economy of scale.
