What do you look for in a real estate agent that will be selling your property? What kind of service and marketing strategies should they be offering? What have you seen that works?
Any advice or suggestions would be appreciated.

That they are promoting the hell out of it to "Buyer Agents"!

Trust YOUR gut when you meet them.

At that meeting look at things like the way they speak to you.
Do they really listen.
Ask questions of yourself like `would I buy from this guy/girl?`
How they dress
How they file their paper work
Are they buying or selling personally
Ask them what makes them unique in the market
Are they focused in one area or all over the place
Ask for a reference and call them
Test them on their time keeping eg do they call you on time or meet you on time

These are just some ideas.
