Anyone with any experience in the area? Interested in first hand opinions on future potential for the area, along with any reasons for or against.

we own 100+ rental units in 3 buildings in Powell River ! (North Sunshine Coast)

buy as much as you can afford to buy and hold .. as this is where people move to who find the lower mainland or Victoria too crowded or too expensive !

Awesome views .. still decent prices .. relatively close to Vancouver !

try a large piece of land WITH A VIEW OF WATER (or better: waterfront) .. then sub-divide !

MUST MUST MUST MUST have a view of water .. forget a forest or street or next building view .. might as well live in Surrey or Abbotsford or Burnaby !!

or try a fixer upper if this is your thing .. hard to find trades though .. better: do it yourself !

try an older building and build a 2nd floor or addition !

Hi Thomas,
Just wondering about your opinion on Vancouver Island vis a vis what you said above - don`t you think people will look up island from Victoria before they go to the north sunshine area? what kind of vacancy rates are you finding in Powell River these days?

of course, Southern Sunshine coast is better as it is closer to Vancouver as is Vancouver Island with more business .. but of course the prices are higher too !

vacancies are essentially 0 in the spring to fall .. slightly higher in winter .. which is GREAT since BC has rent control so it allows us to renovate suites and raise rents $250 to $350 on new suites !

however: Powell River has: an airport, a hospital, 2 golf courses, Wal*Marts, 2 Starbucks, a ferry and VIEWS VIEWS VIWES and little rain as it sits in the rain shawdow of Mt. Washington on Vancouver Island !!
