Tenant or landlord responsibility for rentalhouse

Tenants say there are ant`s by the front step, think there might be wasps going under back step.Who take`s care of the problem?

In the past we have covered the costs of tenants purchasing ant traps and dirt to refill steps that have openings. With more serious issues we have even brought in exterminators to deal with the problem.

The other option is you leave it to them, they become unhappy and move out and you have to do it anyway or the problem repeats itself.
 
Insects fall outside of the standard yard maintenance that can be expected to be performed by Tenants. Hire a pest control specialist to come in remove the insects and inspect for other problems that your tenant may not have seen.

I think its the owners problem and I have had to deal with ants as well. They were getitng into the rental unit through tiny gaps in the weather seal around the front door. Solution - get a can of the green Dr. Doom spray. It is an insecticide that is pet and people safe and has an active life of several days - weeks. It works very well but it is not cheap. If there is an ant hill in the yard just give it a good spray and then cover it with a piece of wood for a day. You may have to do it again in about a week but this stiff works better than anything else I have ever tried. It works on wasps too. Leave a can behind for the tenant, with instructions for use, and they can zap anything else that shows up.
