Tenants splitting up

Hello everyone,

I had a call today from one of my tenants informing me that her boyfriend is leaving her. They are both on the lease and moved in to the property 2 weeks ago. She has requested to have him removed from the lease agreement so he can find accomodations elsewhere. I have been contacted by a property management firm who would like to know if we are willing to release him as they won`t rent to him otherwise. I believe that the remaining tenant can afford the rent on her own. Would you release him? If yes, would you simply sign a new lease and destroy the original?

The property is in Ontario. Any feedback before tomorrow would be appreciated.

Hi,

I had to do something similar few days ago.
I just crossed a name from the lease and initialed it on their copy and mine.
Make sure that the remaining tenant fully understand that they are responsible for the whole amount of rent and you will make sure that they honor the contract. Maybe sign a new lease with them to have it less complicated.

Prior to there moving in I assume you did a credit check and confirmed both of there incomes. If so you can confirm that she can in fact afford to stay in the unit alone. Make sure she is not over taxing her income . If so it may be better to have them both sign a N9 (with 60 day notice) and find new tenants.
 
Thanks for the quick reply guys. I will be signing a new lease tomorrow with the remaining partner. She has income to support the property.
