Thoughts on Buying-Renovating-Selling in KW

Hi, Im looking to get some feedback from KW investors with regard to the investing climate in the area. Hot, level or cooling? Would now be a wise time to be buying a property to renovate and sell (I dislike the word 'Flip'...faddish)

My plan is to take leave from my full time job for about 6 months to pursue this kind of project. My findings so far indicate to me that to find a property below market value is quite difficult, and those that are, are in need of so much repair they will wipe out any chance of profit.

Only do if you have good pulse on repair costs, after repair value, current value, reserve fund for overages, reserve fund to carry property, can absorb loss if market falls, and even then I wouldn't quit your job to do this but as a supplement... best suited for a contractor with lots of $$$....
