My lawyer (i`m in Toronto) just closed 2 condos for me & he said TITLE INSURANCE was included in his fees - that technically it didn`t cost me any more or less whether I declined it or not.

I pay $250 for title insurance on all properties that I have purchased. Small price to pay for the benefits of closing on time and ensuring clear title. Whether I get a discount or not I don`t know. I guess I feel that the price is fair for what I get.
