URGETN! Mould in basement bathroom-need expert today

Hi REINation,

I have a town home condo in Edmonton and have a mould issue in the basement bathroom. I`m in Toronto. The bathroom was installed after we purchased the property last August. It has a stand up shower neo-angle with plastic walls. The mould is on the baseboard and is moving up the wall.
The tenant is late with her rent every month and is now complaining of headaches and sneezing. I advised her to go to her doctors to get a referal to a specialist to see if she has a true mould allergy as I have been down this road before.

What I need is a referral to a trades person/plumber or other that can go and inspect this issue that would know how to deal with this and deal with a tenant who is already making claims?

I`d get a plumber and avoid the mold guys at this point. Really I`d be getting the people who installed it to go look at it. I did a quick look in the rein directory and found: Lionel`s Plumbing Heating and Gas Ltd. (Lionel LeVoir) -

Mould issues can blow up into silly large items unless it is contained quickly. Hence the post.

1. Stop the leak. Plumber to check the plumbing.

2. Capital Health guidelines, uses the New York City Mould guidelines. I have had several mould issues in the past few years, and this was the guideline at the time.

3. Mould under 100 square feet, you can do yourself or your handyman. Over 100sf you must get a mould specialist, with special containment procedures. Costs then go from a couple of hundred to tens of thousand. Last major bathroom was over $22,000, which was the result of broken sewer pipe in the wall of the bathroom.

4. Under 100 sf, gloves and mask should be worn. Wash all affected surfaces with 15% bleach solution. If the mould is on the tub surround, the bleach solution will kill the mould.
Remove the wood baseboard and replace.

5. Use enamel paints in bathrooms when mould is an issue. Latex paints encourages mould grow.

An observation, Mould never seems to be an issue in older homes built prior to 1975, with some plaster and enamel paints.
