WANTED: Investment friendly Real Estate Agent and Attorney in Eastern Ontario

Hi,

I live in Picton, Ontario and i'm just getting started in the investment world. I'll most likely be getting started in the Belleville and Kingston area, so i'd love some suggestions on real estate investment friendly agents and attorneys in those areas.



They would have to be familiar with contract assignments and double closes preferably.

I don't think you need anyone with a real specialty for those items.

As I understand it, Contract assignments are pretty easy & most of the work is done when you fill out the purchase offer. All you have to do is add 'or assignee' after your name at the top.(assuming you are the original purchaser).

You can then sell the contract to someone else for a fee, plus your deposit & do up a small contract for that separately.

Their name then gets added to the original contract & they handle the close.



I believe you can avoid double closes that way.



Nothing fancy. Any experinced agent and lawyer should be OK with it. Keep in mind, it's still a relatively uncommon practice in Ontario & the seller may give you more grief about it than anyone........

Thanks for your reply. That does make sense. I'm hoping my inexperience hasn't burned too many bridges already, because i've been contacting a bunch of lawyers asking about contract assignments and double closes with no luck.
