First off, I`m a new investor. I don`t have a lot of funds to play with but am not easily deterred when it comes to finding creative ways to acquire property. To that end, I`ve been looking at foreclosures and measuring them up according to REIN`s property analyzer, et al.
When I find something that looks like it will work, I`m unable to acquire it personally so... I`m looking for willing JV investors to re-finance foreclosures in the Edmonton area. They must be willing to qualify for long-term (1-2 years) mortgage with 10-20% down payment. End-of-term payout is 60:40 (you get 60% of profit after your initial investment). I know it sounds a little vague but if you`re interested, I`ve put a proposal pkg together so plz PM me for details.
Essentially, at this stage of my "investment career" I can only look at building my portfolio with the help of JVs but, that doesn`t mean that I can`t uncover the good deals that you might have overlooked (I know people can`t do everything on their own!). So if you`re open to JVs and are willing to take out a mortgage, plz contact me.
Also, I need a lawyer.
Can anyone recommend a lawyer who is familiar with the investor mindset, doesn`t take 2 days to return messages and is taking on new clients?
