Water Damage in my Condo

I have a condo apt in Fort Sask, AB and current has tenant. Last December the water pipe inside my ceiling leaked and water came down the wall in my unit. The management send people over to dry up my suite and also cut off my ceiling, wall, underlay, and replay the pipe with the new one. The workers supposed to come back four more times to finish up but they never did. During that time, another condo management took over so I communicated with them about my unit and wanted to be done. They promise will get it done but nothing happened. Last few wks, I email the new management with pictures and they promise to get it done. No one contacts me. I send few emails and also left few voice messages but they never got back to me. My insurance said they condo board should pay for the damage and unless they receive letter form mangement stating why they not pay for it then my insurance will look into it.

Where do I go from here? Help !!

if damage is from COMMON property, condo board would pay.

check condo by-laws to see what is YOUR and what is COMMON property !

contact the board that runs the condo corporation, or get on it ..

if all fails, hire a lawyer / file a small claims court action against condo board .. but talk to / write to board or manager first !!

The water pipe is between my ceiling and the floor of above unit. Previous management confirmed it from common area.

The only thing got fixed so far was the water pipe and nothing else, not my ceiling nor my wall nor my carpet. I contacted manager few times and she not write nor call me back.

Will write to condo board next....

write more .. or more succinct .. keep a record !

did you talk to each condo board member ? do they know of the issue ? The board selects and manages the manager, the true power rests with the elected board !
 
I went to condo board meeting in Jan, 08 and the board said that everything is to be sent to management in writing. There is no tel public for those on board so I can`t talk to them but I did jot down the name and unit # for those on the board of director. I will send them mail plus pictures of my ceiling, wall, carpet and copy all all my email to management company.

I`ve been a member of the condo board at my previous home. A lot of the stuff we sometimes just aren`t made aware of. A letter to the condo board stating your problems with the management company(not the baord) cannot be ignored and they hopefully will take action or put pressure on the management company. Remember, condo board members are just owners like you. There is nothing in it for them so appeal to them in a nice way.

In your letter, in addition to the facts about the displeasure. Make statements like(if they are true) "I`ve enjoyed living in this building but recently" "thanks for your consideration" "imagine your nice home with walls of unfisnished drywall" etc. A little goes a long way. As a board member we would often get abuse from some of the units as if we were some big company that was spending their money on random things and would even get threats. Of course, these people are the ones that also never attended the general meetings and never voted on anything.. but anyways.

Get the condo board on your side, appeal to them and hopefully they will fix your unit.

I highly suggest that a real estate investor who deals with Condos, or an investor that lives in a condo volunteer to become a member of their condo board. It really changes your perspective on the issues. I used to have the us vs them mentality at one time.
