I'm looking at buying a student rental property in Waterloo, I know there has been some big changes in the last few years due to licensing, how is this effecting this type of investment in general?
The licensing is for the person owning the property not the property itself which is strange and it appears to be a money grab on the surface, once the property is sold the new owner has to start over with the licensing application and hope they get their property approved for rental?
I noticed some realtors misrepresenting their listings by claiming that licenses are transferable, they are not according to the waterloo website, this concerns me a little as to why things have to be misrepresented if everything is good.
I would like to hear from others who are in the region and investing in these type of properties. thanks for any replies in advance.
