What`s 1 thing you SPECIFICALLY did that really helped you move forward in Real Estate investing?

I don't yet but thanks for the suggestion! I'm going to do that as my next blog entry.
 
I got unbelievably clear on what I wanted in my life and why I wanted it. Then I picked a niche market that supported those goals.
 
In my relatively short investing career, I'd say the key thing for me has been that ...



....the money is made when you buy the property, not when you sell it.




With my limited entry resources, I simply had to be stingy and look for bargain basement deals (estate sales, knock on doors, owners out of province, crappy looking smelly homes), with an eye on fixing the places up, and being able to extract income in the form of HELOCs & refinancing etc.



Following my basic tenet, I can happily say that all my lease and rental properties cashflow well, and are in positive equity positions.



Having said all that, I am probably going ot start building new homes as the near term market here is booming for new construction and I am hoping to get into a decent JV partnership in 2012.
 
Nubiwan, your beginnning sounds a bit like a book i read by Jay DeCima called "Start Small, Profit Big in Real Estate" its American content, but very good.
