Who should pay for salt to melt ice and furnace filters - landlord or tenant?

Hi All,

Should the landlord pay for Salt to melt ice and furnace filters or is the tenant`s responsibility as part od their living expenses? If it is the landlord`s responsibility, should the landlord (or property manager) physically bring the salt and filter to the unit or just pay the tenant for purchasing it themselves based on receipts they present?

Hi Neil,

I would suggest that the tenant pay for the salt. He should also pick it up and spread it. As far as the furnace filters go, I like to replace mine at my expense every 6 months. And I install them. This allows a reason to get into the house without causing any grief between me and the tenants.
 
I`m with Mike on this, although I have found I need to be changing the furnace filters at least every 3 months.
 
I suggest you put these into your lease agreement. We have tenants who verbally agreed to mow the lawn and shovel the snow, but dug in their heels when they actually had to do it. They said since it wasn`t in writing they weren`t going to do it. We have a very long detailed lease as it is, and they just made it longer.
