Wholesale deal or money partner for attractive west Edmonton flip

I can have this property under contract on Sunday or Monday.
This deal is time sensitive. Property is about to go into foreclosure

The deal:

-Off market
-3 bed 1 1/2 bath townhouse
-a few blocks from West Edmonton Mall
-I already have a verbal acceptance of 139k
-ARV of 215-220k based on comps in the same complex
-Needs new kitchen, carpet, both bathrooms, paint (30-40k)

I will either wholesale / assign you this deal at 144k
or
I will manage and arrange financing for 6 month open mortgage
as well as manage contractor/s during the project
I'm willing to split the profit 60% money partner 40% to myself
It should be fairly straight forward and I expect to be in and out in 3-4 months.

Sorry it took a couple weeks. I haven't been on my Rein space in a while. Another Rein member ended up hopping on it. It was a win win all around.
