Ways of keeping your maintenance and repairs cost low?

QUOTE (invst4profit @ Feb 4 2010, 11:52 AM) The best way I know of to keep expenses down is to repair everything ASAP. To do this you need to train your tenants to report any issues they have immediately. Small problems, like water leaks, can become big problems quickly. The other thing I did...

    Life Insurance on rental properties

Just did it with life insurance.  Makes way more sense and gives your surviving spouse far more options should something happen.  This one is a no brainer.  The banks are the beneficiary of the policy if you buy insurance from them..

CMHC won`t use a gift as a downpayment for Rentals

Also watch out for the bank holding up the cash and reporting it to the CRA..  Anything over 10K coming from overseas and they have to account for it..  This may hold things up. As for the 90 day rule, showing proof you`ve had the funds for at least 90 days, I haven`t run into that before I...

QUOTE (holymoly @ Jan 13 2010, 08:43 AM) Okay, thanks -- good to know. Oh I forgot, if you buy the place, get an eco energy audit before you replace the boiler.  I`m pretty sure you can get up to $1500 back for the prov and fed govt`s for energy saving retrofits like these but you need to get...

    Oil-fired heating, with radiant baseboards

QUOTE (holymoly @ Jan 10 2010, 02:50 PM) I`m considering purchasing a house in Ontario that has a 3-year-young oil tank (in the basement, not buried or outdoors), an old boiler, and radiant baseboards (like radiators, not electric). There are no ducts, so switching to forced air natural gas...
