    Need advice on rental lease

    I need some advice on signing a rental lease with a tenant. Should I be going for a 1 year or 6 month lease? Or is it better to go month-to-month? I have heard that tenants have been able to break the lease and it is almost impossible to go after them.

    10% Rule

    I have read Don Campbell's book and he talks about the 10% rule for positive cash flow. i.e Annual rents must be at least 10% of the purchase price of the property. Can anyone tell how that can be achieved with the current price of real estate? I live in Edmonton.
