Are there any General interest courses in the Edmonton School Board??

You might try the University of Alberta Faculty of Extension or the sites for the other large post secondary institutions...NAIT or McEwen. Also Edmonton Public Schools has a metro continuing education which may be of interest http://www.metrocontinuingeducation.ca/

Can I get residential financing on a new 5 plex instead of commercial? Input sought.

What banks and lenders are looking at 5 plexes as residential rather than commercial? Royal Bank residential investment property policy includes both five and six plexes.

Where does down payment have to be?

My comments as a long time RBC lender...the $55K sitting as available in the HELOC is fine as is...you are merely converting your home equity to cash and the 90 day sitting in an account history isn't required. As available HELOC it normally is all ready included in your debt service ratio...

    Variable or Fixed Mortgage

Current rate news you may find useful from the Globe and Mail: Yesterday... The European Central Bank has cut its benchmark interest rate for the first time in 10 months. But it`s a largely symbolic move that will have little effect on borrowing costs or lending practices, leaving...

Any Suggestions in Getting Approved for a Mortgage?

One option may be to have a co-signor/guarantor, usually a family member. Although this is more common with owner occupied applications it has been done for investment properties as well when the primary borrower has either income or credit issues. Co-signors/guarantors don't normally expect to...

    Questions on how

I believe the CRA rules are national in scope so location shouldn't be an issue. The accountant can confirm this as well as address your trigger question.

    Questions on how

If you decide to stay in your current residence then paying the mortgage off with the $75K may make sense. Unless you are declaring the income from the boarders (which most don't seem to do in my experience) then there is no reason to keep paying the 5.19% (non-deductable I assume) interest...

    Fixed or VRM?

One idea...if a HELOC would be of use to you in the future, renewing the mortgage into a mortgage/HELOC combo with an advanceable option before the new OSFI guidelines come into effect could be useful.

Learning how to invest in private equity markets

I'm guessing that you are referring to income trusts..."private equity" often refers to hedge funds which are a very different concept. I suggest you look up income trusts on wikipedia to confirm that is what you have in mind. If so, a google search may provide some references.

HELOCs to fall to 65% LTV

ThomasBeyer Exactly .. but is it the role of government to artificially stimulate activities that would happen otherwise anyway, but perhaps slightly more muted .. or rather: to what degree should government meddle in the private sector besides setting regulations ? What you are...

HELOCs to fall to 65% LTV

JimWhitelaw What makes you think we "need" the government to create a market that isn't sustainable on its own? Do you really believe there is some higher public good that is being served by allowing people to buy mobile homes they otherwise couldn't afford? It's not like there aren't plenty of...

    New mortgage rules

I don't believe they do. From CMHC's "Frequently Asked Questions" Q. I already have an insured mortgage. How will these changes affect me? A. Mortgage insurance is good for the life of the mortgage. Borrowers renewing their insured mortgages will not be affected by these changes. For...
