    Seeking Victoria Investors Group

Hello! Does anyone know if there is an investors group in Victoria that emphasizes fixing up and renovating properties? I am not looking to provide money, but rather, sweat equity. Please let me know.

Tenants might be smoking pot in suite -- what can you do?

On a number of occassions I have smelled what seems to be pot coming from my tenants suite. I don't smoke pot so can't be sure. It's usually around 10:00pm. Of course they deny it. The lease expires in four months and I probably won't renew it. They are good tenants otherwise. I have noticed it...

    Future of Victoria

Like Toronto and Vancouver, Victoria just went through a 2 year growth-spurt. Do we have evidence of a major downturn or more for a leveling off the next couple years? I'm curious because I just bought a half duplex and suite. No plans to sell for a few decades though.

    Multi-Family Investments: What's the Risk?

Thank you for that and I agree. Although I also feel all sources of knowledge are important and a good precursor to approaching mentors. A few questions to put out there... Given the rewards are so great, what deters or prevents investors from buying multi family? Is it that most people...

    Multi-Family Investments: What's the Risk?

Okay, that's impressive, but what were your sources, what literature did you use to educate yourself? Any advice would be appreciated.

    Multi-Family Investments: What's the Risk?

It's doable for the average middle-class, but also very risky. No matter how detailed the research, there's too much that can go wrong, and without a big cash back up, that could just take too long to recover from. It's worth investigating further, but not with much enthusiasm.

    Multi-Family Investments: What's the Risk?

But I digress, Truth be told, that list shut me down pretty quick. It's what I love about this forum -- it can save a huge amount of time in research. Not to say an apartment building couldn't work without deep pockets, but it just isn't advisable. Too much to go wrong.

    Multi-Family Investments: What's the Risk?

I like J: "J) your onsite manager is the key drug distributor in the area" Hahahahahahaha.

    Multi-Family Investments: What's the Risk?

Okay so another addition to my little odyssey here as it seems like there so much to learn just when you think you know something. So looking into multi-family it leaves me woundering why is there so much trepedation about these? The bank qualifies the property, the returns can easily be great...

Quickest Way To Passive Income: Rents vs Flipping?

I dunno. I just bought in Victoria in a very hot market and positive cash flow over $1000/month right away with 20% down. It can be done.

Quickest Way To Passive Income: Rents vs Flipping?

I know. I'm really not a fan of the strategy or the mindset. But even 3-5 years of appreciation can be hard to predict, as we have seen with Alberta lately. And at a certain point, you've got to convert good appreciation to cashflow, right?

Quickest Way To Passive Income: Rents vs Flipping?

Many of us, myself included, have the goal of passive income. However, few residential properties positive cashflow without a major downpayment of 50% or more, at least on Vancouver Island. To raise that 50% for a bucket list of properties, I am considering other options, even the "flipping"...

    Mortgage-over-mortgage payment/principal calculator?

Yep, that's how I've been doing it, stringing together 5 year calculations. I was hoping for something a little more efficient, but doesn't seem that exists. Yeah judging the interest rate is a major confounding variable. In my relatively short history in real estate it has been an era of very...

    Mortgage-over-mortgage payment/principal calculator?

Hi All, Most mortgage payment calculators project out 30 years, but they do not include adjustments in payments/principal/interest that occur every mortgage renewal date (such as each 5 years). As a result, it's not possible to predict changes in passive incomes streams that occur with every...
